A recent property research report revealed that the most expensive rental suburb in Australia is Sydney’s Vaucluse – and despite the cost of leasing there, it remains in hot demand.

The elite eastern suburb topped the report published by Domain as the most expensive place to rent in Sydney – and even Australia. In Vaucluse, the median weekly rental price is now $2,950.

Therefore, to comfortably pay this average rent in Vaucluse – which refers to spending less than 30 per cent of your pre-tax income on rent – you would need to earn a staggering household annual salary of $511,000.

That eye-watering figure is seven times what you’d need to rent a house in Sydney’s most affordable suburbs.

And yet despite the extraordinary cost of living in Vaucluse and surrounding suburbs in the east, it remains an increasingly highly sought-after place to live.

‘It’s simply extraordinary,’ said the report’s author,Chief of research and economics Dr Nicola Powell.

Rents are so high in the eastern suburbs of Sydney, and yet it still has the highest rental demand for the whole of the city, as well as the whole of Australia.

‘It’s just so popular, and there’s between 50 per cent and 130 per cent demand for that region than any other, much affordable area like Blacktown.

And the demand for the eastern suburbs is even accelerating; up 15 per cent on this time last year.’

The report found that renting in the most desirable areas of Sydney increasingly required a six-figure income.

Much ‘like a designer luxury item’, Katrina explains that for ‘high-net-worth individuals, renting in Vaucluse is an unavoidable choice’ because it ‘broadcasts one’s upper-echelon status’.

However, the leasing expert who specialises in eastern suburbs properties, notes that there are also powerful practical factors that underpin why this suburb in particular has super-charged rent prices.

Katrina Borg of PPD Real Estate listed several reasons to explain the Vaucluse rental market  demand – despite the eye-watering price

She explains that there is a constant ‘demand from large corporations securing accommodation for expats and high-level executives with heavily subsidised budgets’.

Vaucluse is also in ‘close proximity to elite private schools’, with families choosing to rent in the area to simplify their weekday commute.

Another unexpected group of renters in the area are residents themselves, with Katrina explaining that ‘a large cohort of affluent locals temporarily rent locally while renovating their homes’.

Although an expensive exercise on top of a renovation, she explains that many locals ‘prioritise the convenience of maintaining established routines over cost’.

Finally, there’s a slew of obvious lifestyle and location reasons that keep the Vaucluse rental market in hot demand.

‘Residents enjoy unparalleled views of both the city skyline and Sydney Harbour, alongside easy access to recently upgraded local gems like Nielsen Park, creating an exceptionally constrained and competitive market that continues to set national records.’

In the recent rental property report, four out of the top five most expensive rental suburbs listed were located in the eastern suburbs.

Vaucluse sat in first position followed by Dover Heights, with a median weekly rent of $2,800; then Double Bay with $2,750; and Bellevue Hill in fourth place, averaging $2,350 per week.

The final spot on the top five list was held by another beachside suburb – Balgowlah Heights, located on Sydney’s northern beaches, where the median weekly rent was $2,200.

To rent in the top five suburbs, it was estimated that a household would need to earn an annual household salary upwards of $381,333 to comfortably afford the lease payments.

In other cities around Australia, the most expensive rental suburbs were Dalkeith in Perth (median weekly rent $1,400), Toorak in Melbourne ($1,300), Ascot in Brisbane ($1,100), Red Hill in Canberra ($1,100), Malvern in Adelaide ($975), and Battery Point in Hobart ($800).
